Recently I sold my primary home and learnt these lessons:
1. Price the home at or slightly below the market asking price - chances are, you will get multiple offers.
2.Negotiate with the seller or choose a seller who can close within 15 days.
3. Ensure that you keep the home on 'Sale pending' status until the closing date - ensure that your buyer and buyer's agent understands that you will not remove the placards in front of your home or from the MLS until it is closed and you will recieve back-up offers until the closing date. This might be difficult however, it will save you time.
