Blog: buy home for myself or fix it to sell it

As I said before, I have been buying and selling homes in the past few years - some of them have yielded me about 100% returns while most of them have averaged about 20% return after a bit of hardwork. I am a financial auditor by profession and I travel a lot - wherever I go, I discuss with the local people and make a decision of buying a decent 3Br/2Bth home.

Now, I have come to a place where I do not have to travel continously and I can work from home - thats good news for me however, I am going through a whole new set of thoughts whether to buy a home for me or keep doing what I have been doing before - renovate and sell it.

Here are my thoughts about buying a home for myself:

1. If I find a home within a decent neighborhood, good public schools and lots of cultural and social activities, I will buy the home for myself. I will renovate it to fit my tastes.

2. If I find a home where the prices have already crashed way below historic numbers, I will definitely buy a home, renovate it above the market standards - new kitchen, new bathroom, new appliances, clean yards - I will sell it.

3. If I do find a home within a decent neighborhood, good public schools and lots of cultural and social activities however, floor plan is not to my taste, I will buy it to renovate to sell - new kitchen, bathrooms, yards, new paint, new carpets, stay in that home for 2 years and move on.

I have gotten my family members to agree with this - I will let you know if there is a better strategy than this.
